That's actually exactly why we moved now. I hope rates drop and we can refi in a few years but I'm not planning on it. That said, in a really hot market I couldn't sniff at the kind of places we just looked at.

New house is right on the water with a new bulkhead and amazing view of the sound and mountains. I stood no chance at a place like that in 2023, especially with a contingency. People forgot about all cash buyers.

That said, I think population decline is going to decimate real estate over the next few decades. That should be interesting.
