The lesson of stagflation in the 70s is that it was a mistake to raise rates into an oil shock and that the smarter move would have been to take the inflationary shock since it’s cause was a singular input, let the market adjust, and move on after a mild recession. Raising rates doubled the problem. They won’t raise but they won’t cut either. That’s the credited approach.

I have another mortgage for a million at 4.25%. I also have a 2.2 million SBA commitment of which $1.2m is at 7% and fully used up (for my lab side hustle) and another million is unused but available at 11% should we need it. The $1.2m at 7% is basically free money.

Have a million and a business plan and walk into a Chase branch and they will literally hand hold you through the process. We fronted a million into the business and it took like 30 days to get SBA funds once they saw how much money we had and that we had all the licenses we needed too.

My family has lowish 8 figure wealth (like under $20m but more than $15) but that’s mostly my mother’s money though I basically treat her checking account like my own and she pays for all my shit like my new Zerno coffee grinder. I have like $4.5 millionish in assets to my name but most of it is locked up in three properties and 401Ks and shit. I’m not sitting on liquid millions. I also have partners in the lab business (2 doctors) so it’s not like any of us want to pour our own liquid assets into a partnership if we can get affordable financing and risk other people’s money or the entity’s money. We have about a million total of our own money in the business and SBA loans for the rest. My actual cash contribution to this thing was $144k and a lot of sweat equity since the doctors do no work and I handle every legal and business thing they can’t be bothered with. My entire stake is still just under 25%.

Anyway…you’re doing life wrong if you aren’t leveraged at least somewhat. I could probably be doing more real estate shit but can’t be bothered. Honestly hate it.
