houses in that range are still selling very quickly. Even houses in the nicer part of my neighborhood listed up to around $1.3M only stay on the market for around 2 weeks.
The houses that start approaching $2M or above and have like 6 beds seem to be languishing on the market.
I don't see the demand changing much for modest 3-4 bed houses.

lol. homes over $1m still going strong. people are still using stock money to pay for homes as cash.
now if the stock dips another 20%+, then people will start to feel they are selling stocks on the cheap. right now plenty of people are willing to trade stocks at these high prices for something like real estate

Still selling for over asking in our area but it's taking a bit longer. They were going almost instantly.
I wonder if in a couple months the new starts will slow up making it a good chance to build (for a rental).

But also hard to avoid larger economic fundamentals.
Higher rates + inflation + crashing dow/S&P means fewer dollars chasing after real estate. Even in expensive markets many people fund purchases with stock market gains.

I live in an area on the west coast where, just 4 months ago, sellers were getting dozens of offers and houses were consistently selling for $200k over asking.
Now I’m watching several listings around me that have price reductions. In one case, they’ve made two significant price reductions in the last three weeks. And we’re just getting started 😎

My asshole neighbor bought their house for 400k in 2008.
They tried listing it for $950k, lol!
It's been on the market for almost a year. They've already had to drop the price twice.
The house is beautiful, but nobody in this fucking subdivision has paid north of $600k for any house over here.
