I've had some discussions with some "franchise finders" who collect a brokerage fee a prospect buys and have been pitched a couple of absentee/partial absentee businesses. A couple were financial related, a couple were product oriented.

The product ones tend to be real estate heavy and would require good employees or one of my family members minding the store so I'm not sure if this is right for me.

I don' think $2 million is a floor unless you're totally just looking into absentee stuff. If you have the ability to actually run a business, it doesn't seem like a bad idea at a lower net worth.

I only have one rental property and the numbers aren't awesome so it's not like I am a mogul.

I'm going to buy around my area in lower middle class type areas, $100k properties that should rent around $1k a month.

I've also made 5 investments in the 5k to 10k range on some of the crowdfunding realty sites that yield about 9% and will be monitoring those.

There are some turnkey type of places that will cater to investors like you from Cali who can't buy anything in their area due to prices, but I have no idea how good those are - I am doing some due diligence on one of them.
