In the 70s you could buy a comfortable 2,000 sqft 3-bedroom ranch house with sea view in Dana Point or San Clemente down in OC for 75k, so it's plausible that the small bungalows and ramblers in modest quarters of LA could be had for a third of that, especially if they already needed some work. And even in Pacific Palisades back in the 70s there were small sub 1500 sqft houses. There was nowhere the volume of wealth or size of affluent populations in the 1970s compared to today.

Altadena also has gorgeous areas with beautiful homes that burned. Fire took an equal opportunity approach. Friends of ours had a gorgeous large 1920s Spanish colonial with loggias and lily ponds and Spanish tiling and due to sheer fate it survived even though his neighbors all burned.
