It's a bifurcated market. Class A buildings are renting for record high rents and occupancy is well over 90%. Class B and C buildings have occupancy of 40% and can't find tenants at any rent. These buildings need to be converted to Class A which for a lot of the towers built in the 60s is actually impossible or impracticable as they can't get enough light in the buildings as built or converted to residential which actually is just as difficult because of the same light issue.

can someone explain to me like I'm 5 how it is that big cities have tons of unused office space that they can't unload yet there's a rampant housing affordability crisis in these very same cities? why can't many of these buildings be converted to condos? they are huge, presumably have plumbing and electrical throughout. perhaps the plumbing situation needs to be revamped as it's probably centralized in office kitchens and a few bathrooms versus in every unit. but still.

converting im sure costs a ton and its not viable for all buildings, in some cases it may be cheaper just to build a new tower. obviously if it was cost effective and jews cld profit they wld do it so if they arent there must be a reason. also if u have decaying downtowns or outright criminal hobo takeovers like in SF then u prob have worries abt promoting any converted place, who wants to live in downtown SF now?

and NIMBY and boomers prob precluded thru regulations and restrictions easily building loads of new housing whereas for commercial RE that wasnt as much an issue

Seems that a big problem is that a lot of the space in big office towers is windowless. To convert a floor to apartments, each would have to be massive with open floor plans. Plumbing would be a massive undertaking, too.

Nothing in the skyscraper is usable other than the skeleton. You'd need to completely re-do the interiors and the building systems.

Boston has a program where they basiclly are abating all the property taxes for anyone who does this and they've done like 2 of them.

My understanding is the rest of the buildngs just aren't a candidate for conversion.
