That's a rental. We never made extra payments so I guess I did lock that in 15 years ago. Im thinking about taking a new mortgage out on that house to fund a third home and I'd rent out our current place (3.2%).

We put an offer last month on a water front house that had a separate adu. I was going to rent that as well. However they wouldn't budge off their price which I think is about $100k too high. That's another thing, the realtors say shit like well around $1.1 or $1.2 million...umm that's a hundred fucking thousand dollar difference, not some decimal.

In Q2 2027 it goes adjustable.

I took it out early in COVID and rates were still dropping and they underwrote at a BS low appraisal value bc of COVID conservativeness. Plan was to refinance into a 30 year at a similar rate after 6-12 months taking ~$100k-$200k out with the corrected appraisal. But then I got busy. And by the time I got around to it, rates were up to like 4.5% and I chose to just stick with the adjustable.

Plan is to refinance it down to roughly 40% LTV. Monthly payment will not go up much with the paydown, but interest rate will be like 6.5% so plan will be to pay it down fairly aggressively.

I can't believe I fucked up by missing my refi window in 2020-2021.
