(3) by LL/mgmt corp (b): T breaks some shit in the apartment something awful, and petermantp has to pay out-of-pocket for the repairs (i'm doubtful insurance is gonna cover him in this situation) or, if he can't/doesn't repair, LL/mgmt corp sues petermantp for the cost of repairing the damage (and for violating terms of his lease and/or local housing law).
