They're pretty typical. Live in Texas where taxes are high and house is worth $450k+. And remember, most of that is house value rather than land value so it costs more to insure.

I overleveraged myself a bit going full gangster on this place. It's probably one of the nicest houses anyone owns in this thread and income tax deductions take some of the bite out of the payment and make it a decent overall deal. Now what I wasn't forseeing was that Trump was going to get elected and dick around with the tax code which could wipe out $300+ monthly in deductions for me if his retarded plans are passed.

Given your criteria, I'd primarily focus on the green area if you'll be commuting to somewhere near the intersection of the 51 and 101.

The green area is Northeast Phoenix (but with Scottsdale addresses in the 85254 ZIP) and North Scottsdale. That's where I'd focus your search. The houses will be more expensive there, but its closer to shopping, good schools, has more of the professional crowd, and more of dat preftige -- if that's what you're looking for. It also has better freeway access to downtown and the airport.

The magenta area is more residential and farther from things.

The orange area is in Glendale. Your money will go much farther there, but your commute could take longer (particularly if you're leaving before around 9:00 am), it will be more family focused, and you'll find somewhat fewer professionals, particularly lolyers and people who work in the big professional employment hubs in downtown, midtown, the Camelback/Biltmore area, Scottsdale, and Tempe. (The Southeast Valley is for Mormons, engineers, and related nerds.)

"Magic" overstates things. 85254 is not much different from, for instance, 85260 in Scottsdale immediately nextdoor. But 85254 is a good area.

Almost all of 85254 is in Phoenix, but it has a Scottsdale address. The schools are good there. It's close to the 101 to the north, the 101 to the east, and the 51 to the west. There's good shopping there. There's no significant crime. It's also next to the Airpark area (the area around the Scottsdale airport), which a big employment hub. Some say the property taxes are lower, but Arizona is such a patchwork mess of special tax districts that it's better to just look at the taxes for each house individually (which are available on the assessor's website). With respect to your age criteria, the bulk of the housing there is from the 70s through the mid-90s, so a good portion might be older than you're looking for. I don't know anything about those particular developments. They would both be considered fairly far away from things. The Norterra area south of La Solana and east of Stetson Valley might be something to look at in terms of a similar neighborhood.

I think it's one of the few places you can feel really poor and really rich all in the same thread. Locally, I'm known as one of those rich guys @ 210K. LOL I'm constantly asked why I don't practice law. I tell them that 1.) I'm a shitty writer and no one would want me as their attorney. 2.) I have job that pays me more than 99% of attorneys practicing law, and I have great retirement 7% match to 401K as well as a union Pension. Even if I just max it out for the next 20 years, I'll be set for life without doing any side investing at all.

Then I see salaries that are 5 to 8 times greater than my own and feel woefully inadequate.
