most clothes these days are blends and the care instructions will tell you to tumble dry or air dry flat if any fabric in the blend is shrink-prone. rayon in particular is incredibly shrink-prone and used in a lot of blends. i havent ever seen a 100% polyester fabric (not shrink-prone) that said tumble dry low.

I usually wear button down shirts a handful of times (with an undershirt) before washing them -- usually with many months inbetween each use. The problem is that a tan stain often forms around the inside of the neck. Even if I won't wear the shirt anymore, it just gets worse over time. Once it's there, when I bring it in to be laundered, they can't get rid of it.

How can I avoid this (without having to get my collared shirts washed each time i wear them).

set-in sweat stains are hard to remove without damaging the fabric. the cleaners could remove them but dont want to take the risk of damaging or permanently discoloring the shirt and having to hear you bitch about it or compensate you for it

sometimes a button down shirt starts folding all weird right along the part/crease where the buttons are. like it just looks all tangled, parts won't stay flat and straight, etc. i find that even after i iron these shirts they revert back to the weird, shitty folding/creasing.

is there a cause? a remedy? or should i just throw shirts like that away

what's the fabric and how are you washing them? it could be that the shirt has shrunk slightly. even minor shrinkage you wouldnt notice in the fit will fuck up the button placket.
