I don’t know, but I found that letting the selling agent double dip and not have an agent myself gave me a leg up. Just don’t sign anything with them saying you are the buyer’s agent. Getting the sellers agents to show you anything is hard, but possible especially if you are a lawyer and can afford it.
Next house I buy will be private party no agents.

Best I could do was sign up with a seller's agent for a place we thought we wanted, small discount for double agent, didn't buy that place anyway but then she did add value by getting us in on a private listing from within the cartel. I have found that sometimes it makes sense to have a realtor that I work with make an initial approach, especially if the seller is unrepresented or I'm proposing some unusual deal. In both instances they were high dollar properties (compared to most of the rest of the market) that had been listed for a long time, and I came in way under list. The sellers agents were sick of their clients and wanted to get the houses sold, so they played ball. In both cases, I submitted offers specifying that buyers agent commission would go to me, and then worked contract amendments during the inspection period to reduce the purchase price by that amount instead to avoid the tax hit. Ended up making over 50% gain when I sold the first one. I don't think it will work in a hot market with multiple competing offers, but you can get insane value on stale listings where the seller was too slow to drop the price and now everyone is demoralized.
