I am too financially ignorant to have any real sense of this. I just have all this cash on hand and want to take advantage of the situation. I live in a coastal lib shithole with really unaffordable housing so that is a consideration. Some of the cash is from selling my shitty condo when I moved here, have been renting for a few years. A decent place in the areas where I would live starts at $900K here. HHI is $300K but won't go up much over the next 4-5 years. No significant assets other than cars and rapidly shrinking 401K.

Statistically, people who try to time the market almost always fail. They catch a falling knife by the blade, or they wait too long and buy in after the rebound. It won't work out like you think it will.

If you want to be a player, you're better off putting some of the money into something that actually has a realistic chance of making a big return for you. Not sure what that would be, but some sort of investment in your career or your own business. You want to be thinking of non-lottery ticket ways of making multiples on that nest egg. Not making a few thousand bucks because you made a 20% return for the year instead of 15. At the same time, the path to a big win is often a string of steadily increasing small wins. You just won't find that big win playing the public markets.

For buying for yourself the calculus is a little different. Finding the right house in the right neighborhood for the right price is the most important thing. Remember that if interest rates fall that you can always refinance AND prices will probably increase.
