I don’t know, but I found that letting the selling agent double dip and not have an agent myself gave me a leg up. Just don’t sign anything with them saying you are the buyer’s agent. Getting the sellers agents to show you anything is hard, but possible especially if you are a lawyer and can afford it.

Next house I buy will be private party no agents.

Redfin never did a 50% kickback. It was a few grand on a million dollar house. Very small percent, but it wasn’t a fixed percent. It was some formula that they didn’t disclose. And they stopped doing it entirely.

Cartel is still extremely strong in my area (veddy veddy strong market) and the good agents (aka the ones who have the listings you want) won't put up with any jew tricks. Best I could do was sign up with a seller's agent for a place we thought we wanted, small discount for double agent, didn't buy that place anyway but then she did add value by getting us in on a private listing from within the cartel.

i've tried not using a buyer's agent a couple times every seller's agent just laughed in my face. best i could work out was a small (not even close to a buyer's agent commission) discount as well for double agent (which is the most kiked out scam ever).

It depends on the situation. For years I was all about the using the seller's agent when buying investment properties. I have found that sometimes it makes sense to have a realtor that I work with make an initial approach, especially if the seller is unrepresented or I'm proposing some unusual deal. I work with a couple of them regularly who know what they're doing.

we used redfin agent several years ago to buy a house and it went fine. there was a refund of the buyers agent fee to us but can't remember how much. it may have been only $5k or so. if that is an option you can look into it. the redfin agent was not very helpful but we didn't need her to be beyond submitting the offer.

I think it can be worth it in some circumstances, but in my experience most sellers and realtors are too dumb to understand that they're saving money by not having to pay a buyer's agent $30,000.

I was able to get the buyer's agent fee on two houses. In both instances they were high dollar properties (compared to most of the rest of the market) that had been listed for a long time, and I came in way under list. The sellers agents were sick of their clients and wanted to get the houses sold, so they played ball. In both cases, I submitted offers specifying that buyers agent commission would go to me, and then worked contract amendments during the inspection period to reduce the purchase price by that amount instead to avoid the tax hit. Ended up making over 50% gain when I sold the first one. I don't think it will work in a hot market with multiple competing offers, but you can get insane value on stale listings where the seller was too slow to drop the price and now everyone is demoralized.

I didn't have a detailed discussion with them about tax consequences. I told them I was inclined to exercise the option based on the inspection and asked if we could move the numbers around to keep the deal going. First time was super easy. Second time was a massive pain in the ass but I still got it done in the end. You don't understand leverage at all. It's devastating if a house falls out of contract during inspection because future buyers will question it and lowball them even more, so they will play ball to avoid that. There is a blank on the standard form called "special provisions" where you write it in and then from there you just make sure the HUD is correct.

It's probably going to make u really mad to learn that I only paid .5% seller's agent commission when I sold, and 1.8% buyer's agent, so 2.3% total.
