To address the problems, the 100-year mortgage was introduced. This loan carried a lower monthly payment, but the extended term of the loan means that over time, the borrower pays much more interest. In the United States, 40-year mortgages were offered during the housing bubble of the early 2000s, as house prices climbed dramatically. There has been talk of creating 50- and 100-year mortgages in the future, and these options are occasionally available today in the form of seller-financed loans.

I'm not going to get in an argument, but you're simply wrong and listed options that aren't available for many seniors. The stereotypical reverse mortgage situation is someone that has no income besides social security, no significant savings, but has substantial equity in their home. The difference between a reverse mortgage and everything you listed is the senior never has to pay back the loan proceeds. I'm not saying it is the best in all cases, but it can be a good one depending on the situation.

Selling the home to future heirs could work out great, and would obviate the need for something like a reverse mortgage, but most people are not in that position.
