However, the show makes it look way easier to be a broker than it is. In reality, the number of apartments over $3 million in NYC is limited. For example, Corcoran has 246 on their website (http://corcoran.com/property/search.aspx?Region=NYC&RentSale=SU). These properties can and often do sit on the market for years.
The number of people who can afford to spend $3m+ on a place is also VERY small. You need to have connections to these people and be able to convince them to spend their money with you. They are mostly insufferable, flaky neurotics (including a large number of foreigners) who will object to a place because the marble in the bathroom isn't from the most trendy quarry in Saudi Arabia. Some of them need CONSTANT hand holding and reassuring that (1) they are special for having so much money, (2) their home is unique and no one else in their social circle will have a nicer one or judge them for where there home is/how it is designed, and (3) the value of their home will do nothing but skyrocket once they purchase it.
The brokers also have to give up 50% of their commission to the agency they work for, which blows.
The part that makes me most jelly is that brokers' jobs get easier and easier as they make big sales. Everyone wants to have their apartment listed by the guy who sold the most $5m+ places last year, so it becomes very difficult for people who haven't done sales that big to make the jump up to that world. But once you have a reputation for being able to move those kind of apartments, buyers and sellers basically just throw money at you all day. |
