Since buying my condo I have been in the fight of my life to spend less than $9,000 a month. Furniture, flights to Europe for brother's wedding, food, new suit, etc.

The only savings is that my car is paid off. I make between $9000 and $10,400 after tax and 401K depending on whether SS is capped - so I am not saving much.

Then my bonus will go towards the remainder of the furniture I need and maybe an engagement ring for next year. Not much left to save.

TBH you sound obtuse as fuck here. Julia-esque humble brag, bro.

You always defend your spending as necessary, "well the suit is required for the wedding!" But in reality much of your spending is a Nutella-like quest for LUXE. You can survive with the $1,500 couch, not the $4,000 one.

Make practical choices and get back to dat stew-in-bag lifestyle. You'll be fine.

I am much better than Julia at humblebragging.

Very little in my life is luxe! I have a 5 year old accord, a free couch that I will replace probably with a $2000 couch (def not $4000). The suit is required, but it's also my second suit, so it's not like a waste of money. I cannot get a suit for $500 that fits properly.

I will eat stew in a bag. Leftovers all week - but that's cause gf invited friends over to watch football yesterday and we bought a lot of food for the party.

$3150 - mortgage

$320 - HOA

$800 - property tax - but my GF pays this.

$800 - for part of a dining room set - 4 chairs and half the cost of the bench and table - which will be delivered this month or next month.

$1000 - all food and alcohol - this is for me and my gf. She pays maybe 1/3 of the time, but not for expensive meals. She also cooks a lot and buys groceries.

$750 student loans.

$400 - 2 pairs of new shoes

$300 - directTV, internet, electricity, gas, cell phone (partially paid for by firm)

$2000 - tickets to europe for my brother's wedding for me and my gf.

some other misc

She's an accountant. She makes okay money for a millennial.

She pays for all of her shit, her car, her insurance and everything for her dog.

She pays for 1/2 of the groceries give or take and 1/4 - 1/3 of our restaurant meals.

And she pays the $810 property tax as her rent and half of the utilities.

I don't think this is unfair. We both went from paying $1200 per month rent to me buying a big condo. It's my condo and I bought it 3 minutes from my office, not hers. I don't think its reasonable for me to try and split my mortgage cost with her, like I might if I were renting out the spare bedroom to a random.

If you put all of your joint expenses together in a pool is she at least paying proportionally? I guess if the condo is in only your name I can see the justification for you paying a little out of proportion since you get the equity (assuming she's not all-but-engaged to you).

I guess I could brown bag lunch every day, but most lawyers dont do that...

That's $240 just for lunch at work for myself. We go to 1 $60-70 dinner (for both of us) a week and get random other cheap dining places. Add groceries and you get to $1000 pretty quick.

since i'm a lot cheaper than you, i see tons of stuff to cut back on. food is one item among many. i like to cook big batches once a week. a lot cheaper and healthier than buying lunch.

i would also cut the cord and pay for internet only, and discount the fuck out of my isp. i currently pay $35 for internet and that's it. i got an amazon fire tv and put xbmc on it. that takes care of all tv shows and movies. you could get an nfl package separately if you need sports that badly. personally, i think over the air broadcast is fine for my needs.

i'm also fine with cheap ikea furniture.

can you elaborate on your arrangement with the gf? why does shit go down the way that it does?

also, she pays the property tax. why is this? i'm always curious when i hear that people have these kinds of arrangements; where a contribution is connected to some arbitrarily designated bill.

i had roommates in college that tried to be like, "let's each take a bill." no, nigga, we split that shit evenly.

how did you only own one suit until recently?

well I wanted her to move in and I also wanted her living with me to be a net positive for her money wise. Her previous rent was $1200 so I wanted her to pay no more than $1000 for "rent" and utilities.

$800 property tax is arbitrary - just means she can pay it when its due, rather than every month.

I make 4 times as much as her and I decided to buy the expensive condo 3 minutes from my job - 45 minutes from hers - so its fair that I pay a lot for our existence.

You obviously have to go to your brothers wedding (does he not care about forcing everyone to fly to Europe?).

But if you can't save on a combined 300k income, or whatever it is, you're fucked. No matter how you slice it, you household income is pretty fucking high. Also, you don't *have* have your entire condo perfectly furnished right from the start.

mortgage is $3150 - $900 is principal the rest interest. Such is the first year I guess.

I only buy xmas stuff for my immediate family and gf - maybe $1000 total.

Anniversary depends on if we go away for the weekend - we did cheap this year since I just bought the house.

well if it makes you feel better the principal ur paying down on mortgage and student loans isn't really spend.

if you cant get like 6%+ investment return then a 4% interest rate isnt really helping you out too much. s&p is at a high currently.

A lot of hate ITT. IMO, you have to live a life that makes you feel like you are working hard for a reason. And, at least for me, simply saving money for something down the line is not motivation enough.

You bought a new place and you're intelligent enough to know that you can't fill a 800k place with craigslist and Ikea furniture. If you were going to do that you should have got a 400k condo or just rented.

[edited]

The flight to Europe is for your BROTHER'S wedding, right? I wouldn't even think twice about that expense.

You'll eventually have all the shit you need for your house and the rest will be upkeep and occasional furniture. I'm assuming you put down 20% and don't have PMI, right? And I'm assuming you got a good interest rate since you bought in the last year, right? Okay so the hard part is done.

Your utilities are more than fine. The shoes you bought are an AMAZING deal. Your situation with your gf is your business, but I think that's probably the one area you're kind of screwing yourself a bit. But if you are sure this is the girl you're going to marry then who gives a fuck. Lastly, I don't think $1000/month on food is too much for 2 people at your income level.

One final note: At the age of 35, and with your income, I can totally understand you don't want to fucking brownbag lunch it.

agreed with mostly everything here. it is his brother's wedding. his only sibling, right? the expense here is irrelevant and earl shouldn't be bitching about it. hopefully his brother only gets married once…

just curious. why do u think he's screwing himself with his arrangement with his gf? based on what he mentioned above, she makes 1/4 of what he makes and she seems to be paying 25-30% of their total existence as a couple. he wanted her to move in, and no one forced him to buy an 800k condo 3 minutes from his work. should she really pay for half his mortgage? i mean you're right. if they get married, who gives a fuck, but it's an honest question and i'm genuinely curious what you think would be a fair arrangement.

on a different note, bro, what car are you driving? also, if you don't mind me asking, why are you recently single?

Maybe it's just the pessimist in me that worries things might not work out with her.

He said above "Her previous rent was $1200 so I wanted her to pay no more than $1000 for "rent" and utilities."

So, if she was able to pay $1200, why would it be unfair for her to contribute $1200 now -- the benefit for her is she gets to live in a 800k place that she will have equity in once they are married. doesn't seem like a bad deal.

If he's so sure he's going to marry her why is he so worried about her saving money? It's going to be "their" money/savings/debt soon enough.

I'd rather not say the car, bro.

Recently single because I honestly had started to HATE my gf. She truly made me a worse person and was contributing factor to my drinking. I feel lonely at times now, but I know I made the right decision. She was eating away at my soul.

Oh, I thought I had read she pays something like $800 towards the place per month. Maybe I misread.

But in any event, your gf situation was just where I saw most room for improvement. I don't actually think it's a bad set up if it works for you and you guys are happy.

she pays 25% to 30% of the couple expenses, not counting housing of course. But yeah, I bought the house "WE" wanted, but in the area that was convenient for me, not for her.

She would have been happy with a SFD in north orange county somewhere, but if I had the commute she has had her entire life, I would kill myself.

Okay no shitlist.

Basically we are on the same page - 20% down, no PMI. $800K condo. 4% interest rate so good, but not the absolute best possible.

It's just that life is expensive. I thought that I dont really enjoy many luxuries, but if you are willing to pay a little for things that make your life bearable, you eat up your disposable income fast.

5 years ago she was on board with the "lets be thrifty and save money" thing. Then I put a ring on it and she ruins all of my dreams, one by one.

$1000 is very high for food/drinks

$4300ish is very high for housing, given your income/non-NYC

The rest just looks like random discretionary spending. Fuck people with destination weddings.

you really think $1000 is high to feed 2 people?

it's impossible to buy a place in NYC where you pay less than $5000 mortgage/fees. An $800K place will run you $4300 in CA with property taxes.

Not so much a destination wedding - his wife is from england and her parents want the wedding there.

I think it's more accepting it for what it is rather than excusing it. Let's admit it, unless you're a miserable, striving shrew like Julia or Nutella (which probably only makes up < 5% of the female population), you're faced with your typical, irresponsible female. At least his gf has a decent 401k, which is rare for a shitlennial and puts her above her peers

Thoughts on putting an extra $20K of principal down when I get my bonus, versus sticking it in the S&P?

Need to save $20K for DAT RING no matter what I guess.

S&P and the ring. Or maybe student loans depending on interest. Don't put it on the principal. How much would it bring down your mtg on $600K? $50 p/month?

You should be getting all your property taxes back anyways (although maybe you won't see it, depending on your deductions and AMT)

Might be true in Los Angeles. The area seems very concerned with appearances (house, car) and probably spends more on it than most other locations.

I usually aim for <= 25% of after-tax on housing. Hardly matters now though, since you own it.

Yes, if you include her contribution. But you'll probably babby her (or break up) at some point.

Net worth-wise, the principal part is an investment. In terms of liquid and/or feelings of security if it goes pear-shaped, not so much.

fair enough.

I guess the idea is that in the next 5 years, my income SHOULD go up, rents SHOULD go up, but the mortgage payments stay the same.

And 10 years from now, if now babby-pwned and trying to move into a $2 million house, the money I pay each month will be nothing and I will own my own place.

Probably not as many antiques where you live as where I do, but craigslist antique furniture is credited. Anything short of very high end furniture made now is crap. Pure crap. To make you feel worse, I have spent about $25k this whole year and that includes a $3800 couch and $1000+ worth of antique furniture. I got two oriental rugs, a hutch, an entry table, coffee table, end tables, a new dining room table and chairs. All of it is extremely nice and is in good shape other than the coffee table which I will ruin anyway.

Of course, I don't go on vacation, eat Walmart food or on the firm's dime, use almost no utilities other than cable/Internet, and have no student loans or mortgage.

What's proportionate?

She pays $800 in "rent" which is obviously not proportionate, but it's my house. She pays half of utilities and maybe 1/3 to 1/2 of groceries. When we go out to eat she pays 1/3 of the time.

Otherwise we pay for our own shit. I buy the furniture for the house.

I make 4 times as much as she does.

I see a whole host of issues :

+ 750k condo is pushing it, but without knowing the details of the area I'm not sure if you bought it at peak bubble or if it's an area with more upside.

+ your g/f who doesn't make jack shit bought a Prius...I'm guessing new? That's a $20-30k car she has no business buying. Save me all the "monthly cost / want something reliable w/ a warranty" rationalization. The whole concept of thinking about purchases just as a monthly cost vs. the total cash outlay is why people are perpetually leveraged.

+ your mortgage sucks. 4% on what is probably a 30yr? I have 3.5% on both the 15yr mortgages on our properties

where are your properties located? no need to provide outing info, but is it in a high col area? also, did you purchase pre 2007?

i would hardly call making 75k for someone who is under 30 "jack shit" income. he chose the condo 5 minutes from his work and her commute is apparently close to an hour. what type of vehicle do you recommend she drive if you think owning a 20k car is overextending herself financially?

Bay Area, so higher COL than where he lives. Current market value of both our places is ~1.2 mil w/ approx 50% equity at this time. One was purchased in '07 the other in '10; both well above their original purchase price, especially the '10. Refi'd both to 15's in the past couple of years.

We're looking to buy a 3rd and rent out our current home. For us, 2 paid off rental properties spitting out inflation adjusted rental income is part of our overall retirement portfolio.

I didn't see where her income was listed above. If she makes $75k that's 'ok' money, but nothing really to write home about for someone aged 25-30 in a high COL area. It's certainly not new car in the $20-30k range. She can buy a perfectly reliable USED Honda Fit with under 30k miles for $10-12k. Again, I'm sure the "well, it's only $X more a month + I want something with a warranty" line of rationalization was used on this purchase. Well, as the OP is a perfect example of, those monthly costs do add up to real money.

I bought my place 3 months ago. I didn't have money to buy before that.

So it's not really fair to give me shit for not buying it 4 years ago when it might have been 20% cheaper. Or 15 years ago when it might have been 40% cheaper.

It is fair to give you shit for buying a $750k condo w/ a salary of $200k. You're way over 3x at that point, with 3x being the absolute upper limit as is. Unless you already have a pile of accumulated wealth, you overspent regardless of the time of your purchase.

I make about $300K including bonus.

No wealth but about $500K in assets other than my condo.

Is it realistic to expect professionals making decent money to buy a 1 bedroom condo in Torrance for $500K?

What would you do if you did not have property that you inherited or whatever.

If you make $300k then the $750k condo isn't out of line.

What I'd recommend, and personally have done is to purchase unattended laundromats. You can go one of two ways, ones that are true coin-ops that give you a LOT of IRS flexibility OR ones that use payment card systems. The latter are a bit more accountable so to speak, so less of the advantages of a pure cash business.

For 300-400k you can buy a 'mat that gives you easily $50-75k of IRS declarable cashflow. A coin-op will take ~2hs a week of your time to go empty the boxes. A card-based ones you almost never have to bother going in. They all have automatic doors + cameras which can give you pretty lulzy things to look at from time to time when you check the cams.

Bonus, roll your g/f's overpriced Prius lease as a business expense and write it off.

We are not at peak bubble and I did not buy it in 2007.

There is always an upside in the nice parts of west los angeles - We are not talking buying McMansions in Riverside for $700,000.

Yes I could have gotten a 3.5% of less mortgage if I went 15 year.

he'd pay less interest overall (but a dollar he pays in mortgage interest is prolly more like 60 cents cause of mort interest deduction) but the monthly payment would be huge compared to his base sal.

it seems like most ppl buy a lot of house in LA. my family there bought 800k worth 2 years ago on an income of 150k. they put more down though. his issue is he cant not make at least 200k until he pays down the mortgage or sells. also he's completely absolved his SO of meaningful financial responsibilities.

Thus, you really can't afford your $750k if not for a ridiculously long loan term which you're paying a comparatively high interest rate on.

I can pay off both my 15yr's TODAY if I want. I only carry the mortgages because at 3.5% the money is cheap relative to the returns I'm getting in other investments. If I started getting a 0 rate of return elsewhere those mortgages are going bye-bye in a flash.

The pumo is being a faggot, and not the cool kind like you.

When you make 10 times the average state income, you can afford a house that costs twice the state average. Even a $1m mortgage would be okay on your income.

Your budget looks pretty similar to mine (except I save the money you are putting into a mortgage/loans, travel using points, and blow 1k a month on consumer goods.)

EDIT: I also spend a grand a month on food, fuck the haters.

When you are blowing over 4k on your housing that right there is the fucking problem. Shouldn't your housing costs never exceed 25% of your tax home? Whatever, you are fucking yourself. What if the real estate market tanks, or hell just stays flat. You are sitting on a six figure mess.

The other shit is of course your student loans, but guess there isn't much you can do about that. $300 for cable and internet and other shit is way too much. Get that shit under $100. You prob work a ton so why waste money on this shit. Get a $50 a month prepaid cell plane.

$1000 for food/drinks is not that bad, esp for two ppl.

$400 for two pairs of shoes is LOLZ. If you do that a lot for clothing then you are probably fucking yourself. You could have gone to Marshalls and gotten two pairs of nice dress shoes for under $100.

$2000 for tickets to Europe is a lot. I hope that is for both of you. You maybe could have flown Norweigian air to Europe for a lot less.

Anyway, you're a typical dumb as fuck milliniul blowing all the money you make. If BIGLAW does not last then you will be fucked.
