First, how the fuck do you buy an investment property for 50k with a shit job? Even with a mortgage you are maybe looking at I dunno 250k ---- unless you are doing this in some TTT third tier US city it will be hard to find a good investment.

As you saw in the last 5 years real estaet can be shit. If this money is for long term shit an index fund can be just as good or better, and possibly even safer.

This would be a 200K condo? Not 250K because remember, there are closing costs etc.

The correct answer is index fund. Managing an investment property is hard, it opens you up to major risk of loss, it's extremely illiquid.

Stash it in an index fund and just let it do what it do until you need to buy a house, pay for a wedding, or send a kid to college.

house can be depreciated and give you other write-offs. major potential for major headaches.

stocks/index funds are boring. i'd say riskier. huge advantage is that they are 100% passive.

$5k is not seed money. $5k is barely enough to cover the legal fees in a real seed investment ($50k - $500k+).

it can get you in with an initial seed round if you have a relationship or it can be seed for really micro stuff like an album or an art studio.

Meh this is technically true, but I doubt OP has a bunch of buddies around willing to do a syndicated startup investment with him. If he did, he probably wouldn't be asking us for advice, he'd be asking those dudes.

Funding the recording of an album would be cool, but I really doubt the expected return from such a project comes anywhere near simply investing in an index fund.
