Should I make this investment?

Price - $210,000
HOA fee - $250 a month
Can rent for $1600 a month probably
I would put 20% down and have a conventional 30 year loan. One of the advantages is that my parents offered to loan me $10,000 for it and my aunt says she would put down 10% of the down payment and take 10% of the sale one day.
I have 50k savings. a 60k per year job. should i buy this investment property or put my savings in S&P 500 index?
