i bought a 4BR house in NJ for $400k (built ~10 years ago). 20 minutes to nyc driving (no traffic), above average schools, 80%+ white. i work remotely a lot though, so i don't have to deal with njtransit nonsense. i'll just fucking drive when i have to come in, don't care about the toll or parking. it's worth it to me.

the driveway fits 5 cars, the front and backyard are expansive, and the basement is furnished with 2BR and a kitchen. i rent it out for $1000 a month

if you work along the 123, ACE, or BDFMNQR via Herald Sq (or close to wall street if you route yourself to newark penn station --> PATH), it's pretty doable. given the frequency of subways running through the stations at that hour, the commute to your office in midtown should be a little over an hour, all in. if you have to go cross-town, then you're pretty fucked. those buses take forever.

it's just hellish having to make those transfers and deal with penn station, though. i don't envy the people who do it, but many do. consider that the alternative is saving no money, having no space to live, private schools for kids, and paying a city tax.

i actually remember commuting for 2 rotations in manhattan. 1 was a direct 40min bus ride with a 5min walk to bus stop on staten island and 5mins in manhattan. the other one included an additional ~15min walk and 20min train to uptown. it made no difference, it fucking sucked. i am used to only using my car to drive to a beach, and use my feet for everything else.. work is torture enough, so how can u accept spending an additional 3hrs/day in this sardine can of a bus or subway or car? as i said when i visit staten island, i do not go out to manhattan because if u spend the time dressing up, u dont want to spend any more time on commute. end up just sitting in pajamas at home and jerking off.

in brooklyn or manhattan, if i had to walk 2miles to work each way, i wouldnt consider it a commute, because at least i am walking.

oh and about raising kids. it would be my priority to send them away for school to a european country.. i think it's logical considering a lot of blue collar people on staten island send their kids to local $25k/yr private schools..

Wait so you gotta pick for me, Ophtho or Ortho? Ortho is harder to match, uncontrollable lifestyle, worse residency, but the market is solid since ortho patients are the most profitable. I could probably find a job where I want and get paid LOOT to do it.

Ophtho is pretty saturated in desirable areas, but it's somewhat easier to match and a more controllable lifestyle

at least for DOs, ortho is an easier match than optho. we have our own ortho residencies. and even among MDs i think ortho is much more about your step1 and your firm handshake. whereas optho is all about who u know. as for jobs. i dont think there is a shortage of people that want their cataracts done and lasix or whatever it is. also how about that blepharoplasty..

Lol I'd have to do a 2 year oculoplastics fellowship and would have to market myself exclusively to Korean women.

Oculoplastics seems dumb because alpha ENT guys pretty much do everything outside of the orbit, as well as rhytidectomies, brow lifts, SOOF/midface lifts, mentoplasty, and blepharoplasties. They (or OMFS guys) will win out in any referral battle.

If I do ophthalmology in the NYC metro area, then $200k starting, topping out at $300k. It's hard to speculate because you never know what specialties are gonna take the hit when reimbursement cuts come. Usually they go after high-volume guys, which is why I'd never wanna do GI.

Ortho would probably net me $425k tops

wtf i thought u coudd get a townhouse in washington heights for <$1mln? anyway i could never see myself spending that much on a house in nyc. the only reason that i even consider NYC is so that i could accumulate wealth by buying something that goes up in value. but the goal is to eventually have property in europe... in ttt areas if u buy something price goes up less than inflation.. if my parents bought an apt in nyc 4yrs ago the difference in price today would have paid for my med school..

but then some suburban areas do grow in value. i wonder if nyc or its suburbs have more growth in prices?? i wonder also how they compare with california and some other cities

the issue with nyc starts to become the cost of schooling rather than housing expenses.

yes your property taxes will be higher in the nyc suburbs, but that is offset by no nyc income tax, which is a big chunk of change if you make good money.

Just do Bronxville (make sure you're in Bronxville Village so you get zoned into the good public schools), Darien, or some shit. Scarsdale if you're Jewish. Bronxville if you're not. NJ has Tenafly, Morristown, Short Hills etc.

Getting zoned into a good public school in NYC is a total crapshoot, and not everyone can pay the extra $40k/year for private schools from K to 12. It's much cheaper just to buy in a top school district.

One day they came up and we had a very similar blowout- they accused my dog of running around all day long (she is kept in a crate, simply not possible). Long story short they ended up moving and my new neighbors downstairs have never so much as said a peep to me. On the other hand, I had an upstairs neighbor (not directly above me, but upstairs and next door) who blasted loud congo beat music from 8pm-11pm EVERY night. After complaining many times I finally made him come down to my apartment one night to hear it for himself. Needless to say he let up a bit after that. My suggestions: Make a video or invite him down one night to hear it. Say something to the co-op board. When my neighbor complained I put down heavy padding and carpets (she was nasty and said it didn't help, but in most cases I think it does). If you don't own, consider moving.

If all else fails purchase the soundtrack to Rent and blast it in speakers facing upwards all day when you are out of the apartment. Leave a note on their door to call you when they are ready to discuss noise control. This was my tactic once in college when I lived below a fraternity ."
