job insecurity makes it impossible to buy a house :-/

Date: May 2nd, 2015 12:45 AM Author: gaped lascivious marketing idea theatre house we want is 500k with 20k per year taxes (westchester). pretty conservative and starter homey for the area, but with good schools, a yard, and all yay for baby dude.
but so what we have 75k to put down and i currently make 200k. i'm probably out of this next year. the year after. i still have 60k student debt and i'm the sole salary. what can i bank on after this job's gone? 150k? 100? nothing? it's all such a crapshoot, which does not sit well with risk averse me :-/

It will take a while till you become really profitable, but sell drinks too. Also, you have no idea how many people just buy grilled meat all over the place. Have some kind of attraction to your grill- I welded a pullup bar on mine so I did pullups all day, which gained a lot of attention. |

that said, totally willing to expand search based on criteria of 1) at least elementary school has to be decent, giving us some time to stay/build equity 2) no more than 500,000 for 4 bedrooms + decent backyard in good condition [only must-haves home, wise, though house above is very close to our ideal], if we can still get a decent yard and 3 bedrooms for 250-300, that quickly sounds a lot better 3) no more than 1 hour into grand central by public transport. 4) has to be at least decent odds that it's a good buy that will appreciate in next 5-10 years. |

2. Croton-Harmon (it's far, but you're on the train lines and they run express from Croton-Harmon)
3. Ossining
4. Port Chester
5. Eastchester (though budget may be an issue)
Anything cheaper and your're gonna be looking (i) in a shit school system, (ii) between the train lines with a long drive to the train, or (iii) too far on the train (i.e. Putnam County). |

can't imagine that part of westchester that is the quickest commute into nyc won't eventually drastically appreciate. especially with homes like that. |
