If you can't do that, just walk away and look for another opportunity. You basically have to make sure the numbers work and that you purchase the property at a deep enough discount to still make nice money even if the property takes longer than expected to sell or something unexpected happens (eg the hot water heater stops working after you purchased the property).
If you're really interested, try contacting someone successful doing what you plan on doing and pick their brain. Most won't feel threatened by a newbie investor. |
