I'm also going to say this as a warning: the wall street IBanks are very aware of how popular vanguard has gotten and because of that they are gaming it to IPO companies that are total dog shit but NEED to be bought by indexes so they get their fees and those shit companies get their bucks which they blow on fraudlies and the index holder gets raped but they don't even know it.

Single stock selection, with like 10 names you are comfortable with, can yield some pretty good results. Right now my portfolio yields about 4%. So for every 100k, I get 4k in dividend income plus the companies those dividends are attatched to have pretty bright futures (I think). I'm also on track to do about 17% this year total return. This is better than the S&P with substantially less risk, so for this year I have accomplished my goals.

That dividend income can be plugged into a 4 unit residential property (my next project, but I'm waiting for my areas market to cool off from insane levels - its slowly cooling and should look good by 2016/17 at which time I think I can move in strongly) to help pay off the mortgage (adding in "peace of mind) and when the things fully occupied you get good cash flow off of that.

In addition I still occasionally freelance (online writing) for a few hundred bucks an article when I feel like it.

I'm also starting to prepare to transition jobs (nearing my 2 year mark, I think I can do better now I have the experience and resume item).

As for the managing/leasing property: Ya, I do have experience managing (helped my parents as a kid/younger man) doing odd jobs and small stuff and saw how the business works, background in landscaping and gardening as well. Basically I learned from a ton of their Boomeriffic fuckups which helped to illuminate my philosophy.

At the Cash-on-Cash targets I have though (18%~22% IRR), I have a built in margin of safety when it comes to getting management. My major plan is to grab a 4plex when the opportunity presents itself, then live in 1 unit for 2 years, then get it rented and get a relationship with a manager and go from there.

Whats nice is that my job involves a lot of REIT stock companies, so I get to meet the managements of these dudes and secretly pick up tricks of the trade.

RE is crazy like that where there are so many little tricks from low levels (like going with the couple that has a kid in a baby stroller to rent to, cause they are gonna be gone in 3 or 4 years vs. the unmarried 45 year old woman with 2 cats) to doing higher level deals like buying a REO building on a double lot with a renno loan, fixing the house up then subdividing the lot, cash out refinancing the SFH and getting it rented then using that lump of cash to build a 4plex next door.

This is basically what I do in my taxable brokerage. I own either Dow components or Fortune 50 or major industrial companies that we will always need (e.g. Fastenal) and I reinvest the dividends and plan to never sell. So I have about seven major positions and choose one major large cap from each major industry that will never go away. If it doesn't pay a dividend it's not in this portfolio.

I buy low fee funds or indexes in my tax advantaged accounts.

at a bigco, you make 300k a year = 1.2M over 4 years, with more limited upside (basically just stock appreication/promotions), but your job is easier and it's generally safer
