At $550 month, assuming you own the property outright, you've still probably got carrying cost of $200/month (insurance, taxes, minimal upkeep). You're looking at ~$4000 a year in profit assuming no vacancy. When the roof needs to be replaced, it'll wipe out three years of profits. If a major appliance breaks, it could wipe out 2-3 months of profit.
Seems impossible to actually make a real profit. Or am I missing something? |

Only really need maintenance between renters and most stay for years since there is no mobility here and people are on fixed incomes.
