I'm about to offer 25k for a house listed at 38k and pretty sure they'll take it because i looked up the court database and there is an IRS lien on it for 14k

1 weekend of painting and patching shit up and i can have a renter in here paying $550 a month

My concern would be the thin margins. At $550 month, assuming you own the property outright, you've still probably got carrying cost of $200/month (insurance, taxes, minimal upkeep). You're looking at ~$4000 a year in profit assuming no vacancy. When the roof needs to be replaced, it'll wipe out three years of profits. If a major appliance breaks, it could wipe out 2-3 months of profit.

Seems impossible to actually make a real profit. Or am I missing something?

These are old homes dirt cheap to insure and property tax is really low. And i have a repair guy who fixes things. Only really need maintenance between renters and most stay for years since there is no mobility here and people are on fixed incomes. I'm paying less than the value of the lot alone so even if the home was a teardown i'd come out fine
