there's a happy medium between no balls out no zoning and careful planning. SF would suck balls if it had MFH density--the realities of america 2016 prevent any sort of reasonable cost public mass transit from being built. SF already has the pretty much the slowest public transportation of any major city in the US considering it's relatively small area, plus you'd remove what little character the city has left

there are certainly areas which are good candidates for it though. the entire sunset is full of drab single-family houses and is the largest zone in the city.

NOZONING trolls would happily see the entire city turn into a boring 5x5 square chunk of luxury skyscrapers.

even in cities like Houston there isn't some burgeoning high-density affordable development boom; high-density developer-led housing in houston is almost entirely on the yuppie side of the spectrum. why would a developer have an interest in building a bunch of affordable units? large buildings are expensive, and the margin for "affordable" building would be negative.

developers will always prioritize high margin units, because poors can always live in shitty housing out in bumfuck.

the cycle eventually goes expensive units in the core -> push the shit out to the less desirable suburbs

2 - After a few years, the owners can sell their properties at market prices to anyone they want.
