Many reasons and varies by neighborhood, city, region, state, etc.

You're in OC. Reason's include:

-Mass immigration from out of the country

-Internal US immigration into SoCal

-High Birthrates among the Mexican Invaders

-Southland is basically completly out of space to develop

-Chinese all cash buyers

-Hedge Funds et al buying up housing inventory back in 2008 - 2012.

-Economy doing well in CA

-Pent up demand

-Federal tax deductions

-social expectations

-BVoomers paying $8 due to Prop 13(?) in property taxes and so not moving out of houses

-etc etc etc etc

i ask myself this all the time. property values in my area are up 300% from the crash of 2008. i think people have a lot of family help and are taking 7 year IO loans and paying 40% of their income toward the mortgage. i honestly don't know how most of these people afford it. people are going to be FUCKED in the next crash.

It's bs, I'm making ~$200K a year and still living in a $1,000 1BR apartment because I got locked into ridiculously low rent and the property manager hasn't raised rent since I moved in 4 years ago. It's an ok apartment close to the beach and anything comparable in the area is $1300-$1600, so if I want a real upgrade I'll need to pay at least $2200 (including utilities) in rent so I'm sort of stuck. Want to wait for the next crash or at least a significant adjustment before I consider buying a place.

Foreign money and a higher rental rate (and corresponding decline in home ownership rate). Real estate prices are less a reflection of what is affordable for purchase by those living in that area and more like stock or bond prices (what the rich and institutions are willing to pay for potential return).

People in SoCal are spending 47 percent of their take home on their mortgages or rent. They are gonna be fucked and there should be some deals in a couple years like you said.
