In the foreground is basically the east side of south philly. Some rough patches here and there but mostly ranges from decent to very nice. Mix of working class-ish italian and some irish families (this area is the core of old italian philadelphia) + some vietnamese, cambodian, and mexican immigrants + a shitton of new yuppie gentrifier types everywhere.

Large sections of North and West philly are very poor and crime-ridden, mostly in the traditional black ghetto genre, although there also are some rough Puerto Rican neighborhoods on the east side of north philly. The momentum of gentrification in philly is insane right now though, and these areas are starting to feel increasingly boxed in by nicer territory. Only area on the comedown are some ethnic white neighborhoods in northeast philly ravaged by opiates and familiar demographic patterns, but even a lot of those neighborhoods seeing momentum from the arrival of immigrant communities from places like China, Brazil, and Eastern Euro.

Not really man. Even in shitty parts of South Philly like point breeze houses are going in the 3s. And in a nice part like passyunk square, aren't things all like 500+ now? It's been a while since I looked. (Also should note that towards the back of this pic are neighborhoods where the houses are all 1m plus).

I think your price range may border on correct if talking about near foreground only.

Nah, a lot of those philly "rowhouses" in lots of south Phil areas are actually small 2 bed, 1 bath or 3 bed, 1 bath homes. Some are turnkey, some are bit fixer upper. I've seen prices on those ranging from like 250-270k up to 400 or so. Of course bigger, nicer ones are more. But 500-600 range seems more like Old City prices. Still, by many city standards, still relatively affordable.

100 fucking percent. My cousin is a philly slum lord and rakes it in. Picks up cheap ass row homes, renovates, rents to immigrants or section 8s them, and has a slum empire now.

Overall, prices are on an upward trajectory so it's ripe for the picking right now.

Philly is undervalued. Word is getting out. It's even absorbing Millennial trash spillover from Brooklyn.
