Nothing really worth your time to argue about. I would really try to know your term and what happens if you move out early or sublet your place. Also try to look at the other side - try to get a 2nd year option or at least agree on the max price increase.
This is probably not a big deal in cities where apartments are cheap and moving is easy, but in NYC landlords know that its expensive for you to move due to brokers so they jack up rent once you're moved in.
