you could probably get a loan for 1.5 million and you could put a huge chunk of money down... so you could easily buy a 2 million dollar house.

how much house SHOULD you buy? at that income and net worth, probably a million dollar home. 1.2-1.4 million if you're not conservative with your money.

life's too short to live like shit though. 500k in a high COL area = living like shit.

why live like crap when you're young so you can have money when you're old?

if you are going to put down 250K you could still reasonably do a 1.2 million dollar home and still avoid PMI. I would probably still target 1 million if I were you based on your financial situation. But it probably also depends on exactly how stable your income(s) are and what your other expenses are like... i.e., do you have kids.

well that's a huge wrench in the equation. if you are contemplating this then you should split the baby between what you can afford on 150K and 375K... which means you should target the 800K home range.

Unless you have a decent portable book, why put so much in real estate? There’s a lot of piss ass little costs with ownership that add up.

You’re going to retire by 40 and move to low COL - there’s no clear benefit to short term ownership right now.

With the exacts same stats - I would buy a 1.25M home with 20% down and 1M mortgage

the only caveat is the tax reform and how they affect mortgage interest deductions etc
