Home we were looking at buying has been on the market for about 3 months. We went in about 12% below asking with our initial offer. They responded that it was far too low and they wouldn't even bother with a counteroffer. Our agent said her overall impression is that the sellers have an unrealistic concept of the value of the property.

So now we are stuck. Not really willing to pay more than it's worth.

I mean, this is what I was asking xo about. If a property sits on the market for ~3 months with 0 offers, and this is generally a hot market in a small area so you know people have seen it, is ~10% below asking a reasonable way to go?

Based on our agent's advice and the comparables, we went in about 10K below what the property is worth, which is a negligible amount.

You were being reasonable. People are retarded when it comes to the value of their homes. They probably put in 100k of shitty upgrades that don't even look good together and expect that they should be able to recoup that "investment" plus some. Fuck them, shit on their porch.

Because I'm not paying more than the property is worth. It's not "underbid" by 12%. The property clearly isnt worth what they are asking. Are we supposed to go in and blindly pay the asking price because we like the home?

You think 10% below asking is too low if the home was 3 months on the market with 0 offers? Honest question here. do small numbers like 5% really make that big of a difference? This is an area where "well priced" homes are getting 10-12 offers after their first open house. Would those same homes really be sitting on the market for three months if they were priced just 5% more?

I mean, we expected to agree at a price that was around that. But the initial offer is not the final offer, so we were angling to give ourselves room to negotiate. Tbh it sounds like they are not willing to be reasonable at this time.

We'll probably tell them to let us know if they change their mind later but the interest rates arent exactly getting any lower. Ugh.

10 or 12% off the price of anything seems fine to me. The concept of an insulting offer is pure retardation. You put it out to the world you're selling, so when u have an interested buyer you fucking counter. It takes what, a 3 minute phone call to their agent? If you don't make a deal you've lost a few minutes of time and move on.

Way below. But the house has huge negatives that account for this.

Falling in love with a specific single property is the worst thing you can do in real estate and the easiest way to self-screw. If the numbers don’t work for you, walk. Move on.

(Experience: bought several houses both primary residence and rentals; rejected many more when the numbers didn’t work. I get that you love it and it’s tough, but you gotta walk. Or put in a second offer for 3% higher but explain that’s it, if you like.)

Your offer is fine. This is business, but they took it as some personal insult. The chances for sale won't improve for the owners when 650 more homes hit the market in your town in March.

Changes everything said ITT imo. I wouldn't take that on either esp in winter.

A leaking tank may require environmental remediation of the surrounding soil and any nearby water sources if the tank held fuel. If the tank was damaged due to age, soil conditions or severe weather, it may cost more to remove. Remediation may cost $10,000 or more depending on the scope of the pollution.

plus, selling to a couple cranky lawyers they must be worried about lawsuits or other further complaints even after its removed. personally id turn down the offer too. if they want to remove the tank they can arrange for it after they buy.

Had a buyer do this with me once and I told them thanks but no thanks and GL...5-6 days later they caved and stayed in line for pretty much the rest of the deal after it was clear I wasn't renegotiating based on small shit in inspection or appraisal. With the oil tank I think both sides can reasonably disagree because of the hassle and uncertainty associated with removal and remediation

Your offer was fine.

You offer what the home is worth to you, they will hold out for what they think it is worth to them.

If somebody else overpays for the house, good for them, but it's no skin off your ass

That's offensive and I kind of respect them pulling an alpha move and telling you to fuck off. It's a waste of their time and you were so far off the reservation that they knew dealing with you would be a nightmare. 10% is a shit ton to ask for in a house purchase; this isn't a pair of sneakers.

The cr strategy would be underbid by 5% and claim your offer is very time sensitive, or try to waive the fees.

By the way, you keep mentioning "what the house is worth" ITT. As much as zillow wants you to think there's a fair market MSRP for a house, that's not the case. Clearly, your issue is you don't know what the house is worth. Your agent sucks and you should fire them immediately for this.

lmao at an offer being "offensive."

What if their listing price is too fucking high? Then just shrug your shoulders and say "welp, can't ask for more than a 7% discount, because that would be offensive."

It's a negotiation and 12% is so far out of the ball park that it's offensive to even waste their time with it. There are other avenues to go if you think the listing price is too high but blindly submitting an offer for 12% less is retarded and of course OP got alpha'd. They clearly aren't as desperate as OP thinks and he's clearly wrong about what the house is worth. That much is clear from this thread

I was in the exact same situation once. We fell in love with a house and the sellers were completely unreasonable. We walked away and found another house that, while not as nice, was much cheaper and in a more convenient location.

The sellers of the first house took it off the market without a sale.

I stand with OP. Lol at all you fags getting emotional, "bbbb-b-but 12% off is offensive!" Sellers haven't gotten a single offer in 3 months. They finally got an offer. "Oh, but it was offensively low!" Ok, then counter-offer with only a small discount. Or just say fuck it, like they did.

The big difference is OP can just move on and engage another seller. The people in the house have one house, and who knows when someone will want to offer them again.

That's the whole point. Offensive offers don't get the time of day. sellers were clearly like "lol ty bye" and are in no rush to dump the house. People get way to emotional with home sales and that's what killed OP.

Also this agent should be fired

You sound like a home owner planning on listing your home for far too much and then letting it sit on the market while you waste money. Good luck with that. And fyi, the interest rates aren't getting any lower.

Just keep looking. Don't pay more than FMV based on the seller's misconception of what the place is worth.

My house was drastically overpriced, something stupid like $515k or $525k which was perhaps 10% above where it should have listed. It was overpriced enough to not get any interest, so I hit them straight up with dat 20% below list offer. I represented myself so I didn't have a faggot agent interfering with or putting the wrong spin on my strategy.

They countered very high, and I went straight to work on their agent, who was very motivated to get a deal done. Had a lot of conversations with her about what the house was really worth, and that I wanted to put up more money but I couldn't when it was so overlisted. Eventually I got the deal closed negotiating face to face with the seller in his own kitchen and his realtor also there. He was a used car salesman (owned a few dealerships) and I completely crushed him. I paid about 16% below list.

Had he properly priced the house he would have gotten more, but he felt pressure to get a deal done with me because there weren't other offers. This only worked because I did it myself, realtors want to preserve relationships with colleagues and won't go to bat for you like this. Also, because I did it myself, I negotiated for the commission that would have gone to the buyer agent to pay all of my closing costs instead.

I wanted to go in without an agent and when we originally viewed the home and began the negotiations, we were not represented. I agree that the seller's agent seemed far more interested at that time. But my husband insisted that we get an agent.

I wrote a 50% heartfelt letter about wanting a home for a growing family and 50% this is how good our financials are, we have a pre approval for way more than the asking price of the home. They refused to even counter. Whatever. I dont really think the home is worth more and basically my takeaway is to keep looking.

3 months is a long time for a house to sit on the market with no offers ITE. If your offer was reasonable and based on comparables, then you are only going to dig your own grave by negotiating against yourself before they even throw a number out there.

These people either don't really want to sell the house, are heavily leveraged or are delusional.

Pretty much everyone itt is retarded at negotiating. Why are you all taking the sellers at face value that they are offended and won't counter? PROTIP: that is their counter. There's no rule of negotiating that says each party has to give a little after each offer until meeting in the middle.

If they let the property sit for 3 months without an offer and no price reduction , they’re obviously not serious sellers who actually want to unload their property and are only selling at ask or above it. Time to move on.

But we went in at about 10K below market value and would happily go up by 10K. Just not sure whether I should make that higher offer or just wait for them to counter.

I probably would have gone about 5% under market value.

Usually there's not 1000 back and forths on residential home negotiation on price issues. You have to signal your willing to play ball from the very first offer.

Again, it's not WORTH 5% below asking. I am not going in with an initial offer that is more that I would be willing to pay ever. Wtf.

And by the way, if it was worth 5% below asking, in this hot of a market someone would have come in with that offer by now.
