Most people can't comfortably make the 15 year payment on the house they want to buy. Even if they can, it makes sense to take the lower payment on the 30 year and invest at a higher rate, pocketing the difference and becoming more liquid. The calculus changes a little with the mortgage deduction capped, but the 30 year is still optimal for those with some risk tolerance.
