also that sweet smell that lingers for years and years in those new homes are VOCs from formaldehyde and other carcinogens in the pressboard, cabinetry, and insulation. it takes at least $250/sq ft to build without those shoddy framing and shell materials. corporate builders putting up mcmansions @ $100/sq ft are cutting corners af even at economies of scale. |

That 8-10%/yr appreciation (or whatever it is, and sometimes it's negative) is on the full value of the house, of which you only put 20% down.
