Most downtown guys have been replaced by the willingness of finance bros to live downtown (in the past they all commuted from uptown or outside the city) and the explosive growth of Chinatown.
A few 50+ year old downtown guys live in rent-controlled or rent-stabilized apartments. They're retired from sort of physical labor or city job, collecting disability, social security, and pensions. They're entitled to a 5-figure annual housing subsidy through a combination of luck and accepting the risk of living in downtown NYC in the '70s or '80s. This combo might look pretty good to a divorced/widowed uptown girl who is high on class, low on annual cash flow.
