Say you get a 30 year mortgage and pay for 10 years. You could refinance when rates go down on the smaller amount.

Or, you could make extra principal payments to save on interest, then after 10 years re-amoritize for a small fee and reduce payments while maintaining the same 30 year timeline.

Renting apartments, absent rent control/stabilization, means you have to be prepared to get your rent jacked every single year and either eat the cost or go through the incredible hassle of moving. Renting something legit nice is always a waste of money. If you buy it can be nice and it is just "an investment". Once you start looking at kids and shit, the concept of renting and needing to worry about moving every year becomes ridiculous.

there are pros and cons to both.

One of the pros is building equity and having your housing costs locked in. Also, you have more control. you can paint the walls however you want, install whatever, etc.

Renting has its 180 moments too. I didn't even pay for a fucking light bulb at my last apartment.

I just had my basement flood and it's going to cost me like $15k just to fix the root cause and remediate any possible mold.

STILL better than being an apartment cuck in a little glass cuckbox in the sky. I woke up and got to watch baby squirrels and rabbits playing in the yard, pet my puppyd00d, and walk down the driveway in my bathrobe to get the paper.

Stability is really important for kids. Having to potentially move each year at the whim of your landlord is shitty for kids. It's also pretty beta if their dad isn't allowed to renovate or upgrade anything in the house without permission and if some landlord can just pop in to their house to check on it any time.

Also, like someone said, it's a hobby and provides an intangible joy. I feel a sense of pride when I finish a project or improve something. I feel a sense of pride knowing I own this little piece of land (yes, I know libertarians will flap their arms and scream about taxes).

The fact that it's a forced savings is nice, too. My total mortgage + taxes + insurance is a little cheaper than what it would cost me to rent a similar house but every month a big chunk goes into equity and most of the rest is tax deductible. If I were renting it would all just be wasted.

The fact that my property value has improved by like 25% is icing on the cake.

It only makes sense if you have career stability, which to my knowledge barely exists anymore. Unless the idea of spending your free time worrying about renovations and upkeep and selling so you can relocate to your new GC plantation sounds appealing to you, it isn’t advisable.
