This is exactly right. Yes, if everyone loses their jobs then there will be a housing crash and under current conditions that just isn't happening. What is actually happening is that XOers are doing well and pissed that houses are expensive and hoping for a crash because "it is time." It doesn't work like that.

Here's some data that I think cuts against a crash in the near future. Median household income for first time buyers is 72k and the median home purchased by them is $182,500. That's well within the rule of 4x that was continually surpassed right before the last crash (price of purchased home shouldn't be more than 4x income). For all buyers it's

$88,500 and median home price was $227,700.

However, the same data shows that despite talk of all-cash buyers, the median downpayment is very low (only about 5%) and the vast majority of buyers purchase with a loan for 75% or more of the purchase price.

The Gallup poll I linked to in my posts above is also pretty interesting. The generally public has early-2006 views on the real estate market. The market resembles the vagaries of public opinion.
