but you're missing my point. in affluent areas you can't build a new house like the one linked above because it would be so expensive to build given the materials and the labor that you'd take like a 35% hit the next day after the house was built.

You can’t move mansonry houses. And the cost is all labor. And the bricks are basically worthless as they would have to be cleaned of mortar to be reused.
OTOH, there is a good market for interior trim and fixtures such as the wood paneling and fixtures such as lights and bathroom (those toilets would fetch $1000 each on eBay). |

in 1960 Dayton had 262k residents. then blacks moved in during the great migration and by 1980 over a quarter of the population moved out, and that's probably understating the problem because you probably had even more whites moving out who were replaced by blacks who moved in.
