4k sq ft house built in last 10-20 years for like 300k. You wouldn't even need that square footage so could just go lower for less. Property taxes super low. State income tax maxes out at like 2%. In state tuition for your kids at UND or NDSU is like 8k/year.

Fargo and GF are nice and have had building booms but it has cooled down. Older houses are dirt cheap but there is a lot of overstock crap built in the 2010s that is ugly and in new tract neighborhoods that needs to be sold off.

Western ND still kind of a shithole. Oil production ticked back up but nowhere near boom levels.

Yeah I lived in Western ND (<1k town) and that whole swath was the wild west back then. Dickinson was surprisingly nice tho and has the badlands/better hunting/lake Sak

If I had to live in that general area I'd go WY/MT or bust
