you probably can't go wrong but remember that everyone knows this is happening so other people will be speculating, meaning it's a solid investment but not something that's going to make you 50% in 5 years like Seattle when Amazon arrived there. DC area was already a solid market to invest in though.

This will cause DC region to appreciate 10-15% over the next 3 or 4 years.

If they add 30,000 jobs to Crystal City then it's really adding like 150,000 because of all the other related businesses + service businesses that pop up. This is an enormous impact on a metro area like DC.

in NYC it will be less impactful, maybe 5% appreciation (normal). It is a much bigger market that can absorb the impact and the prices are already fairly high.

where is the need for all of these high paying jobs suddenly coming from? i know they're expanding / launching new services, but that many jobs in such a short period must just involve Seattle losing some and other companies in the same area losing people, right?

plus aren't the new jobs now being split between 2 cities? getting half of HQ2 isn't as big of a deal as everyone was thinking for the last 6 months.

LJL at people thinking this marketing ploy is a big deal.

Calling them "headquarters" is a complete misnomer. They are basically just going to create large offices there and who knows how long the time frame actually is. Sure, maybe in 20 years they'll have added 10-15k jobs.

This is it. The only things they are doing out of the DC office are lobbying congress and working with DoD. And most of the people they will hire for those roles already live in the DC area with homes and some already work for Amazon in the same roles. Outside of that group IT employees in demand will be able to choose offices and if you are young you'd choose NYC or Seattle or work from wherever you want and if you are old why would you select NoVa? Its boring, expensive, and not even DC. Traffic is horrendous and public transit unreliable with no incentive to improve evidently.

if I wasn't such a pussy I would buy in Anacostia. It's the last place in the beltway to be gentrified and still cheap. You just gotta be ready to chill for 10 years.

NYC shouldn't have much of an impact unless you're renting in LIC or a bit farther east in queens. business renters will likely get fucked hard though.

Don't forget, you can't view this as a single event. IRL, this will cause other tech companies to look at those areas. https://www.inc.com/guadalupe-gonzalez/nyc-tech-scene-heating-up-google-amazon-offices.html

I doubt this. If for no other reason the perception that tech is moving to NYC is going to prop up prices. I'm not saying it is a huge boom but it doesn't hurt.

i think Arlington itself will feel it quite a bit, but there's enough money in metro DC that it won't be a major bump for anyone else

expanding the metro has 10x the effect on RE than amazon

Real estate prices in Crystal City, Pentagon City, and Arlington Ridge have been weird and king of stagnant for a really long time. The old luxury high rise condos in Crystal City proper that are currently full of old folks are about to explode in value. And the single family home owners in Arlington Ridge just won the lottery.
