Downtown —4K for a one bedroom. Can be higher or lower obviously, but I think that’s about market for a cheap unit in an OK neighborhood.

East Bay with convenient commute—maybe 1 or 2 thousand less.

Look before you rent but there are some nice neighborhoods now and much of downtown itself is very nice. Berkeley’s a more distant commute but worth considering. Rockridge in Oakland as well.
