The "gentrifying" parts of Northeast are massively overrated and overpriced. Even the "non-ghetto" areas border ghetto areas and have problems. The restaurants and amenities are lacking. You're also pretty far from downtown.
Southwest is going to be the new hotspot because of https://www.wharfdc.com/ and its proximity to downtown, but over there you're limited to condos. Not really any townhomes there. I think this area will see the biggest increase in values.
Upper NW is CR if you don't mind a more suburban feel.

This is definitely a good deal, especially because Wharf II is well under construction and will be between Wharf I and this condo.
However, I think there's limited upside in this area. After Wharf II is done there's nowhere left for commercial expansion. The area is already built out, and in generally an ugly way.
It lacks charm, history, and by and large the housing stock is tacky. Lots of blacks in cheap little rowhouses.

big cities are massively overpriced right now. Buy in the near in suburbs and wait for the Millennials to spread out as they age (which will be soon).
