Southwest is going to be the new hotspot because of https://www.wharfdc.com/ and its proximity to downtown, but over there you're limited to condos. Not really any townhomes there. I think this area will see the biggest increase in values.
Upper NW is CR if you don't mind a more suburban feel. |

However, I think there's limited upside in this area. After Wharf II is done there's nowhere left for commercial expansion. The area is already built out, and in generally an ugly way.
It lacks charm, history, and by and large the housing stock is tacky. Lots of blacks in cheap little rowhouses. |
