Trying to decide if I should commit to Austin for the next 10-20 years. Dallas sucks at the most important parts of Texas, where Austin excels at most of them. 1) The best barbecue place in Dallas wouldn’t make the top 20 in Austin or top 100 if you include all the towns within an hour’s drive. 2) it’s an NFL city in a high school and college football state. 3) Dallas is 98% concrete and TTT 60s style construction trash that got slapped up inside of a decade once air conditioning was scalable and the oil boom kicked into high gear. Dallas metro did something like 10x its population between 1946-80, so there is just a fuck ton of awful real estate in the city and that’s why people who move there go out to McKinney to buy a house and commute 2+ hours every day to work in unnecessarily shitty traffic. 4) downtown Dallas is like a fake downtown of a movie set and absolutely sucks ass. It’s crawling with homeless people and doesn’t really have good amenities like there are not any restaurants or places that people go out. It’s sort of like downtown L.A. 15 years ago, but smaller, shittier and worse overall. Austin has plenty of problems and you need to go farther out to get a really good house for cheap there, but all the good development is happening in north austin so it feels to me that buying in the nicer north austin suburbs now will be like buying in nicer east coast suburbs in the 60s. Still tons of upside and your immediate area will get better and better for the next 50 years. See eg they put the MLS team stadium in north Austin. Most of the big tech employees are in north Austin (Apple, google, VMware, Homeaway). Buying a place right off south congress right now would be every bit as dumb financially as buying in San Francisco, but north Austin is a solid bet as long as you don’t need to go to concerts in the parks by the river that goes through downtown every two weeks.

The IT jobs in Dallas are in Irving and Plano. And they are mostly with traditional industry like insurance, telecom, airlines etc. If you want SV-type tech you have to go to Austin.

The property taxes in Dallas are not all that high compared to Houston.

Generally speaking property taxes are about the same throughout the big cities in Texas - 2.4 to 2.7% Places like Highland Park and UP in Dallas have the lowest property taxes though, but they are the best areas.

Except that many neighborhoods in Houston have separate MUD taxes, something that Dallas area doesn't have I believe. Many Houstonians are paying something like 3.5% in total property taxes.

dallas depresses me. the whole region is a big flat overheated blob of sprawl. watch old episodes of 'cheaters' for an unvarnished look at the DFW metroplex. so much traffic. so much time spent driving around. geographically, it sits on the great plains/prairies, so you get that delightful inland summer furnace effect, too.

Dallas is much larger, more conservative (at least in the suburbs), and less trendy. More distinctively "Texas" and cowboy. Very spread out, but its downtown still has a big city feel.

Austin is smaller but trendier and more liberal. Like Dallas to Forth Worth, it also basically has a twin city (San Antonio) and its rapid growth is basically merging the two. While Austin is smaller, its downtown is more vibrant.

If you are young and single, I'd pick Austin. If you are looking to raise a family, it's a more complicated decision.

Personally, I find the sprawl in Dallas to be really depressing.

This is cr except that Austin’s downtown has much more of a big city feel than Dallas’ does. Austin’s skyline shits all over Dallas’ and there are far more interesting things happening in Austin’s downtown v. Dallas’ which feels like a 10 city block radius of totally generic office towers next to an abandoned Disney version of a cattle stockade that got bought by developers and they slapped in a few apartment buildings and shitty restaurants and an aquarium.

Austin is arguably the #2 tech city after SF now. You are going to have a lot more job opportunities there. Austin has a lot of great things going for it that everyone knows about.

The two biggest downsides to me are mostly avoidable. There are insane shitlibs there but you will mostly avoid them if you live in North Austin or by Lake Travis. You also don't need to work downtown, which makes the horrid commuting and insufficient infrastructure less of a big deal.

If I was going to move back to Texas I would get a house near Lake Travis and buy a boat or move to Fort Worth.
