credits are cash back to buyer at closing, price reduction just reduces the loan amount (80/90%).

its just putting more load on the debt portion of the transaction, which most people prefer.

yes, people are stupid but they understand. its the cash-back rebate when you buy a car. its the pre-refund loan you get from shitty tax preparers.

buyers don't pay commissions, sellers do. borrower, who are almost universally barely able to buy the house they are trying to, want more cash.

sellers have an incentive if they can get more sales price which--they get cash at closing (less loans, costs).

there are a million things to say about shitty REALTORS (tm), but this is retarded.

I just had to get back 3% credit to the buyer of my home which is on the contract and will close on the 3rd hopefully, with the price reduction that I took after 2 months on the market, the whole thing is about 9.5% reduced from my original Market price. But I don't give a s*** really because in my neighborhood which is a retirement City basically, the number of homes coming on the market is a big multiple of the number of homes selling.. so I'm only like 13 days away from closing ..

man I'll be glad to get rid of that piece of s*** cuz the HOA won't even let me rent it.. and I got like $1,100 mortgage and HOA and utilities every month on that piece of s***

I don't think so, my agent suggested I reduce the price that I asked on Zillow by 5% after 2 months on the market.. and then the buyer and I agreed on an additional 4.5% including the 3% credits ..5% + 4.5% is 9.5% approximately of course.. and this Market coming down 9.5% from my original asking price is excellent as far as I'm concerned

Over the last 2 months or so, homes similar to mine in my area sold about maybe half a dozen of them, but homes similar to mine in my area that came on to the market, new homes for sale must been like five times as many. I'm damn glad I'm only 13 days away from closing on this son of a b****.. there's going to be a huge crash. And I'm sitting on a bunch of cash and I'm going to get me another home.. two homes.. one for me one for the spouse LOL
