I just said. Take your monthly mortgage + (if not escrowed) property taxes + amortized monthly insurance cost and then add 15%. I've found that, all in, that gets me to about the total amount I have to spend on specifically house shit each month; some months it will be lower but you'll catch up when you have to repaint the cabana or have the lawn triple irrigated because of moles or whatever. This is assuming nothing catastrophic happens e.g., a non-insured flood of your sub-basement basketball court.

The reality is that in any corp, there are very few jobs paying $700k+. In a legal department, that's Deputy General Counsel type pay for a major company. Competition for these jobs is extremely intense. Among DGCs I've seen that get canned - it is exceptionally rare that they get something on the same level. It is also a seniority level where risk increases dramatically (you're expensive enough that your value is scrutinized constantly).

Noooo. More like Northridge, but the Bay isn’t really comparable to SoCal because there’s very little draw beyond jobs. It’s not a playground for Saudi royals or celebrities. I mentioned Malibu because it will always be on the beach. Prince al-saqueed bin talib will always want a home there. The Bay doesn’t really have places like that. Maybe Mill Valley or Belvedere? But still no.

One thing it does have in common is like your area where there’s a massive difference between the hills and the flats. He’s down in the flats of an area that’s sort of purgatory between FAANG jobs and SF. The school is like the 20 best public in the Bay Area. So not terrible, but not good.

Except you need a place to live and rent realistically costs about 2/3 of his mortgage payment with no hedge against inflation and a mortgage gives you that and plenty of money leftover to invest in stock market. I’m on my 3rd property over the past 10 years and I can say it’s done better than the stock market. Maintenance on a 2000 square foot house isn’t much at all (separate from renovation costs).

I’ve only sold one, a 2br condo. That one was my one financial regret in life since it’d be worth $850k now and I got it for $335k in 2011. Rent would be $4k/mo. one is jointly with my mom who needed my help and then there’s my primary home (has appreciated 80% since 2015). I’m looking to buy another property as a primary home (so we can have 2500 square feet) but never selling another property. Even things correct, it will be 20% correction back to 2019 prices.

You cannot find a livable home in reasonable commuting distance in LA county for $1.5m. With wfh ending and places being hybrid, you can’t live too far out. You need at least $2m, which is like my current home, which is a 1600 shithole that we renovated but is still old and small. more like $2.5m, you’ll get 2000 square feet. I imagine it’s even more inflated in the Bay Area. I don’t believe there will be such a mass exodus of entire industries from Bay Area which is what’s required for a total collapse. The value of LA is more tied to better weather and proximity to the beach and other rich lifestyle areas.

Maybe you glossed over this part, but I was talking about primary residences—not income generating properties. OP isn’t collecting rent.

Aside from that, Zillow’s measure of real estate values shows Calabasas is up about 20% since 2015. If you’ve made 80%, it has nothing to do with “investing in real estate,” and everything to do with the fact that you either bought it for 30% under market value or you know a broker who can sell it for 40% over market value. Also, you paid taxes this whole time. You had maintenance. And you had to service a >3% mortgage, which, by the way, is 19% in interest. Any gains on property value were simply used to pay down the mortgage.

The S&P on the other hand is up 141% since 2015. So, no, you did not beat the S&P unless you’re the Sam fucking Zell of Calabasas. (My guess is you’re including the appreciation of the value of your house due to your renovation, but not including the cost of it, and you in fact have only gained a few percent if anything on your primary residence)

I agree though that LA is better than SF for RE stability. LA will at least always be a vacation destination of sorts.

P.S, I know sometimes I get mean and terse with you, but I enjoy our little spats. I get mad and go overboard sometimes (as do you), but in the end, life is better getting into spats with you than it is not.
