I'm noticing a lot of houses in my major metro are just sitting or selling at least 10-15% below list price. In 2021 the same houses would have received multiple offers over asking with waived contingencies.

It's just beginning. Things will get worse. Looks like it's already pretty bad in small vacation towns where Airbnb demand dried up. It's a great time if you're a rich person buying a second home but terrible if you're an owner in the short term rental market.

ITE was a black swan event. considering how far we've pushed financial witchcraft i wouldn't write of a national real estate crash happening again. but it's never happened before ITE.

RE has always been local. population centers are full of NIMBYs where development is expensive or impossible. doesn't seem likely there's going to be some major crash in these areas considering prices have continued to rise despite rising interest rates, and with interest rates predicted to fall pretty soon.

I am shopping right now over a large swath of Texas for raw land and the market is tight as it ever has been.

hard to imagine a crash happening in single family as most people have 30 year fixed rate loans at low rates, which has kept single family inventory very low

multifamily, retail, office, industrial etc will get hammered as their rates double or triple from the lows

Dumb OP.

We're beginning to enter a normal market - maybe even a buyer's market.

Houses aren't going on the market and getting a bidding war in the first 24 hours anymore. But they're still selling faster than normal and near asking prices.

A crash is probably close to impossible IMO. There's too many millenials and Gen X'ers who are out of the market and want in, and supply is near 0 because owners have their interest rates locked in.

Many white collar employees will eventually be forced to sell (even those with low interest rates) and they won't be able to find new buyers without significant discounts. This will all come to a head over the next 1-2 years.
