Difference is that the Fed hadn't done bailouts before, so people knew a crash would happen like had happened in the past. Now everyone knows the Fed will print money forever.

We knew about shitty loans back then, before the crash.

What would be the catalyst for a crash this time?

raising rates ==> higher mortgage payments for buyers ==> buyers can offer lower prices ==> some downward pressure on prices further pushes pries lower and into a buyers market.... no real crash, but a reduction possibly in some of the recent covid gains

All else equal, higher rates make housing harder to purchase, which reduces demand. No debate there.

But all else usually isn't equal when rates rise. Rates now are going to rise because the economy (in some respects) is on fire.

I dont think net salary increases (increases minus increases in goods/services from inflation) will offset the reduction in purchasing power from rising mortgage rates.

I would expect that there's also a spending shift toward housing (and away from things like vacation, dining, and travel). Who knows whether that will hold.

Wow if only I had as much "experience" as big banks and hedge funds with infinite monopoly money being funneled to them by the Fed, maybe I'd be able to "compete" in the "home-buying marketplace"

Maybe I can watch some YouTube videos or something to get more Experience? What do you guys think?

SFHs were built to take GI Bill money from veterans and shuffle it to banks, so it shouldn’t be too surprising that Wall Street has found a new way to squeeze people for a few more shekels before the whole things collapses on itself

Phoenix's attraction was value. That's almost gone. Then what? By some measures the value proposition is already gone. Phoenix is now hitting lists of the least affordable metro areas.

I'm seriously considering moving out of Arizona. I'm giving it about one more year to see whether shit mellows out (it won't). It's already overpriced for what you get. Another 15%+ works be flat out fucking absurd.

Prices aren't as high as in Phoenix, but they're going up at a similar rate. The last local rent numbers I saw for 2 bd. apartments had about a $200 gap between them.
