There is an unprecedented housing shortage in most markets and inflation only increases home prices. Rising interest rates will cool prices a bit for low end homes, but interest rate is not that important for home purchases over $2M, where I expect most of the continued price increases will be, and rates are only going to 4.5 or 5–not 14-16% like the 80s. Rental prices are already at all time highs and the stock market is tanking, so the incentive not to buy is somewhat diminished. What other hard asset can you easily buy with relatively cheap leverage?

Why? 2008 was caused by fraud standards on every level. It's impossible to get a fraud mortgage nowadays, at least not at scale. The housing market seems perfectly healthy nationwide, with some trouble spots here and there. A more serious prognostication would conclude that housing will increase apace with inflation, so expect 3-7% increases for the next several years.
