Also the whole transaction is extremely skewed towards sellers right now. Buyers are skipping inspections, engaging in bidding wars, etc. I’d rather just not deal with any of that and wait until things are more in favor of buyers (even if the price is higher by then).

the inspection waiving thing totally blows, yeah. but unless you're in a super super hot market, you can still win a house by not waiving inspection if you're willing to pay the most.

There is a ton of pent up demand of people who changed jobs and have started 100% remote but will move when offices reopen. Between that and the interest rates going up the crazy low inventory levels could change rapidly and prices could get pretty kooky in softer markets. It seems like a great time to sell now/until March and potentially a better time to buy later this year.

Some realtors cover staging - most don’t.

For a 3.3 million house that will sell instantly, I’d pay it if I were the realtor. Rather, I’d make the buyer pay it but reimburse from my commission (to make sure they’re actually serious about selling).

Burlingame is a TTT nothing town south of the city but still 30 min north of SV proper. Schools are mediocre and will be half full of ESL Latinos. Not the least desirable place on the peninsula but pretty far down the list. I agree the house itself is way nicer than most of the Bay Area atrocities that are poasted on here, but < 1900 sqft is pretty small eg way small for a family of four especially in a place that is kind of lame and far from everything. Half acre though, so could buy and turn into a 5000+ sqft monster mansion, which could be cool for a rich single dude who works in the city and is into planes and boats.

The house has been siting for 30+ days and our realtor is well connected in our community and he thought it made sense.

The thing is no one has a fucking clue right now. 2 people could tour it tomorrow and bid it up to $300,000 over asking.

A year from now this house could be selling for $400,000 or $4,000,000. We're in the wild west.
