The fact is that very, very few homes have actually sold at the ridiculous valuations being thrown around last spring. Yeah, those valuations are still anchoring the listing prices, but there is no money to actually buy them.

We saw this in crypto all the time. Prices holding steady on low volume but as soon as people want to sell there is no bid and those few sales move the market a lot. Right now there is "no bid" at current housing prices or anywhere close.
