No Closing Costs

Are available on rate/term and limited cash out refinance transactions only. Owning will pay the following third party closing costs on behalf of the Borrower: appraisal fees, credit report fees, flood certification fees, escrow/closing fees, signing fees, title insurance fees (lenders policy and endorsements). The Borrower is responsible for paying: prepaid interest, property taxes, state mortgage/transfer taxes, all types of insurance, existing lender payoff fees, survey fees, inspection fees and discount points (if Borrower chooses to pay discount points to buy down the interest rate). Minimum loan amount is $300,000.

Depends on how much your closing costs are. Might as well go to 15 years if you’re going to pay it off fast.

I refid 30 year to 3.25% 2 months ago and these rates are looking juicy enough in temped to go again.

get a mortgage broker who can shop them around. BOA and Wells are notoriously higher on mortgages. They count on dupes just refinancing with them because they have their checking account there and its "easier" as if paying a mortgage on a second website is that hard.

If I were you, i'd contact a mortgage broker, get him to quote you a rate, then run back to your BFF at BOA and see if they match it. Chances are, they suddenly will get approval to give you a lower rate

Cr, and make sure to survey local credit unions too. I got the best result from them.

I ultimately would not go with a fly-by-night internet place where you aren't dealing with one person and they lose all ur paperwork 5x.

If you have $$$, you can tell Bank X you'll move all ur shit to them if they beat the low bid, etc.
