if you live in the tri state area you have extremely renter friendly laws. you should have told them to go pound sand. you just bought your house, what do you care if they try to fuck up your credit? you can always get that shit removed easily anyway.

oyt is even in a more enviable position to get it knocked off of his credit report because he can create evidence that he doesn't owe the debt before the debt is even reported. send them a letter saying "under landlord tenant code blah blah... (bullshit reasoning) i owe you $0"

if oyt really wanted to POWERKIKE the situation he could just airbnb it or just leave it vacant without paying rent. his state likely has an eviction moratorium even more onerous than the feds, and the courts are jam packed. also has landlords know he is a lawyer. he could indicate he plans to hold over and continuing using the apartment as an airbnb, while paying no rent. no only would the landlord likely let me him go for $0, he could really POWERKIKE and get cash for keys.

The laws in my state are nowhere near as tenant-friendly as NYC, but even here the landlord has a duty to mitigate if you want to break a lease. If you can find someone to take over your lease, you can take break the lease without any penalty. Even if you can't, the landlord can't collect for unpaid rent unless they can show that they tried to rent out the apartment and couldn't find anyone who wanted it. Here most leases contain a clause that lets you break the lease by paying 1-2 months' rent because landlords know that suing for unpaid rent is almost impossible to do. So I'm not an expert on the law in your state, but I think you fucked up if you paid your landlord $6k to break a lease.

Yeah, around here two months' rent is more like $1,200 max. And even that is more than you are likely to lose in court if the landlord sues. You pay it just to avoid the potential hassle of going to court (and the very remote risk of a larger judgment if the landlord actually does follow the law). I know a girl who got like $3,000 behind on rent during the COVID lockdowns. She offered to move out in 2-3 weeks. They said that they were going to tack on another month's worth of rent if she stayed more than three days (this was at the beginning of the month). She said "fuck you" and stayed for almost another two months without paying rent. They didn't even get a judgment for her unpaid back rent, much less the rent she owed on the rest of her lease. And like I said, laws in NYC are much more friendly to tenants than laws here.

So it's probably too late, but you should fight this next time. I can almost guarantee that you could have broken this lease for far less than $6,000.
